Project name

Aylesbury Waterside North

Client

Aylesbury Vale District Council

Value

£11,450,000 (GDV)

Location

Aylesbury

The Scope

Durkan has been working in partnership with Hunters to produce a unique scheme for Aylesbury Vale District Council. This first phase sees the creation of new restaurants, apartments and a public square.

The design proposals were developed to maximise the residential proposal.

The designed scheme will be a five-storey building and will deliver 36 two-bedroom apartments, 11 one-bedroom apartments, five food and beverage units and three commercial units.

At ground floor level, the food and beverage units will open out onto the new square, which houses a strong design element that creates an arched, colonnaded frontage.

This square provides key new pedestrian links which reinforce and improve the existing circulation patterns. In addition, there is a significant upgrade of the quality of the public realm proposed around Walton Street and Exchange Street in order to extend the sequence of public spaces.

The Outcome

The project demonstrates Durkan’s ability and experience of working with Local Authorities to deliver cross-subsidised income streams in lieu of a land value. On this project, the Local Authority have opted to retain the commercial elements of the scheme to secure a long term source of income to fund future services.
