Thirty percent affordable housing confirmed for Britannia Music Site, Ilford

Developer Durkan has signed an agreement with Southern Housing Group, one of the largest housing associations in London and the South East, to deliver a mix of 30 per cent affordable rent and shared ownership properties at its Britannia Music Site development on Chapel Road, Ilford.

Working closely with the London Borough of Redbridge, planning permission for the Britannia Music Site was secured by Durkan in 2013. The development contract, signed this week, outlines the delivery of 354 total homes almost a third of which will be affordable.

Alan Townshend, Group Development Director at Southern Housing Group, says, “As one of the oldest housing associations in the UK we pride ourselves on our commitment to providing homes for people who need them and supporting local communities.

“We’re delighted to partner with Durkan to bring about positive change in Redbridge and deliver much-needed affordable, quality and well-designed homes in this thriving part of London, with excellent transport links and local amenities.

“The delivery of these homes will also mark an important milestone in the Group’s history as they’ll be the first ones we provide in Redbridge. We believe the area has a lot of potential and we’ll work to secure further opportunities, helping to meet the local housing demand, in the near future.”

Danny Durkan, Executive Chairman at Durkan, says, “We’re very conscious of delivering a broad mix of affordable housing options for people looking to rent or own property in London and the Home Counties.”

“Our priority is making sure our development partners, like Southern Housing Group, are able to deliver on their commitments and provide long-term value to the communities they operate in. We’re pleased to honour the commitment we made in 2013.”

The Britannia Music Site will provide a mix of one, two and three-bedroom homes within two buildings, set around a new public courtyard. Located within two minutes’ walk of Ilford station, which is being extensively refurbished as part of the Crossrail Programme, future occupiers will only be 17 minutes away from Canary Wharf, 9 minutes from Stratford and 14 minutes from Liverpool Street Station.
